How I'll Highlight Local Attractions
Here’s our last introductory blog, and this one will be quick, I promise! I want to talk about how we’ll highlight local attractions and open the floor for suggestions. As important as it is to discuss real estate topics, the community and culture bring people to an area. Austin was just a tiny, relatively unknown town just a few decades ago, and now it’s blossomed into a hub for music, art, and technology! Every month, I’ll be highlighting something that makes Central Texas so great, from excellent restaurants to cool speakeasies and outdoor adventures, and I’ll even be interviewing some of the schools to give a better feel of what they have to offer (since GreatSchools.com can only tell us so much). My goal with this blog and corresponding video is to teach newcomers how great the area is and to spotlight some great places to visit while they’re out here. Hopefully, I’ll even find some spots that the people already living here haven’t been to! Due to the breadth of locations and activities, there won’t necessarily be a set format to this week’s blog. I will shoot to cover the history, an interview if it’s a place people work, and pertinent details such as hours, prices, and anything else that feels important to know about the attraction. Introductory Market Review
When it comes to a market update, we look at a few things to determine the state of the market and predict how things will move in the coming months. Months of Inventory This is probably one of the most utilized metrics, so it’s essential to understand. This is a measure of how many buyers, on average (seasonally adjusted), there have been each month compared to the number of homes currently on the market. More or less, this metric shows the supply and demand relationship in a given market. It’s important to note that this is generally given as an average for a given market. Still, it also varies significantly by price range, with the higher price ranges typically trending towards the higher months of inventory due to the reduction in buyers who can afford those higher prices. Days on Market This metric is easier to understand intuitively. It shows the average number of days it takes for a property to be marketed and closed. The actual days on the market (DOM) will vary significantly based on the price range, the pricing strategy, and the property's condition. Current Economic Data Generally, economic data is relatively stable. This has not held true for the past few years since COVID messed everything up. As our country and the world works towards stabilization of their economy, economic metrics such as inflation rates, jobs, and federal reserve decisions are going to weigh heavily on the state of the market. Current Events As we know, markets are always subject to the ebb and flow of public opinion. That opinion is generally tied to what is going on in the world as a whole. Whether there’s a pandemic, wars, major business scandals, or subprime lending, we’re going to see an effect at some point regarding those events. It may not always be immediate, but these can be utilized to help predict long term trends. Other Important Topics There are tons of additional items that will be important to you as a consumer, and I want to touch on them. How I got into Real Estate?
Growing up, I never considered real estate as a career. The thought that it could be a job never even crossed my mind. The only thing I knew about real estate was that I wanted to own my own house because my family had been renting since the market crashed in 2008. Renting everywhere always made it feel like something was missing… I wanted to feel that it was MY house. Fast forward to 2016 when I was finishing up BOLC (Basic Officer Leadership Course) and looking to purchase my first home. A classmate from the year group ahead of me was an agent and helped me through the process. After we closed, we kept in contact, and he mentioned that I should get my real estate license and work with him. I put it off for about a year and finally decided to get my license just for some extra income, as I had just ended a relationship that put me in more credit card debt than I knew how to handle. I ended up selling a few Bitcoins at $500/ea, which I thought was a fantastic profit then (yes, I kick myself all the time for that), and got licensed in February of 2017. While I was on active duty, I only sold a handful of houses because you don’t get a lot of time off in the Army. Just having my license was terrific, though, because it motivated me to learn more about real estate, mainly because the few people I did work with were usually friends. I had the opportunity to work with other agents and hear about topics throughout the transaction that I would then deep dive into so I could help my clients to the best of my ability. I also found that I loved helping people through real estate and genuinely enjoyed learning about it. This gave me a unique perspective as most people need to sell if they want to eat, but I had a full-time job already, so I could sit back and figure out how to best help clients without rushing them through the process. I learned that people want to be educated on their options to help them make the best decision for them rather than being sold on something. This may seem obvious, but I repeatedly hear from buyers and sellers that the whole process was a blur, and they just signed what they were told to sign. Many went to sell later and had little to no equity in their property to the point where they owed money at the end because they didn’t know about closing costs and average appreciation and nobody talked to them about opportunity costs. I’m not afraid to tell someone they’re better off renting because they’re planning to leave the area or have a significant life change shortly. I’ll also tell a seller if it makes more sense for them to rent their property out rather than sell. The point is that I’m not in this to get a commission. I’m here to help make lives better. Oftentimes, that can be achieved through working with me, but sometimes it’s just not the right time to buy or sell, and I have no problem helping someone come to that conclusion. To sum up, I initially got into real estate to get out of debt. Then I realized it was something I enjoyed learning about and a great way to give people the information they need to make the best decision for their future with one of the most significant purchases of their life. So, I stayed to help. I love being an advisor, a counselor, and even a mentor to those who choose to work with me because, in the end, their success is my success, and I take great pride in seeing them flourish. As this is my first official post for this page, I figured I should give an intro as to my experience in real estate and what you can expect from this page moving forward. I want to help Soldiers utilize their VA benefits in the most effective way for themselves and their families. I want to educate my clients to enable them to grow their net worth and passive income in order to create generational wealth. Outside of clients, I have 2 major volunteering passions: helping the homeless reintegrate into society and saving dogs who were dealt a poor hand. I am working with HUD and the Homeless Outreach Team (HOT) in Killeen in order to provide affordable housing. In the future, I would love to own a property where I could house the homeless and provide them with training so that they could become employees for that very property as well as counseling services so that we can be an all-in-one solution to get people off of the streets. I would also like to own land in order to run a rescue that helps rehabilitate dogs so that they can learn to trust humans again and so that they can receive the necessary training and care in order to find a furever home. Lastly, I want to be an amazing father and dad to my children someday. My biological father went to prison when I was only a few years old. I was fortunate enough to have a step-dad who raised my sister and I with love and compassion. I wouldn’t be here today without him. I want to take all he’s taught me and utilize it as well as these other goals to be the best dad possible to my future children. My Credentials: Since leaving active duty in 2020: I’ve sold 100 homes individually and co-run a team that has sold another 100. I own: 13 rental units 2 lots to build on 65 acres around Big Bend to create a campground Investing experience: 4 flips 3 years of short term rentals 3 years of long term rentals Creative financing (assumption, sub-to, private money, seller financing, etc) I obtained my real estate license while still active duty, so that I could dabble and learn the ropes before starting full time. It allowed me to do a few sales a year and to really dig into real estate law, financing, investing, and other educational pieces that I wouldn’t have had the opportunity to focus as much on if I had started with a more conventional “sink or swim” introduction to the business. I love that I had that opportunity and that I can use what I learned to offer true expertise to everyone I work with. What Will This Blog Be About? I aim to educate and to hopefully clear the path for others to follow in my footsteps. Topics of this blog will range from holiday prep tips to market updates to real estate knowledge.
